These booking terms ('Booking Terms') are between KA BRU Brazil (referred to as 'We' / 'Us' / 'Our') stated in the 'Booking confirmed with' section of the booking confirmation ('Booking Confirmation') and the person or legal entity making the booking ('You / Your'). These booking terms are for the provision of accommodation services ('Booking(s)') by Us to You. When You make a payment by credit card, We (KA BRU Brazil Hotels) will be shown as the registered merchant.


Reservations are made and a contract between you and us and come into effect when we accept a reservation from you. We will accept a reservation when we have confirmed your reservation and received it:

(I) full payment of the total price; or
(II) payment of a deposit equivalent to the value of the first night's stay;

(III) any other amount that we have specified at the time of your reservation, provided it is acceptable to us; or

(IV) We agree to collect payment from you upon arrival or departure.

When a deposit or any other amount less than the total amount of the stay is paid, the balance will be paid by you directly to us at check-in or check-out or at an earlier date if requested by direct communication between you and us. You must be able to sign this contract and be over 18 years of age to make a reservation.

Reservations must be paid for using a valid credit or debit card or via PayPal or any other specified payment method. When your booking is confirmed, a booking number is provided. This number should be kept for access to your reservation details in case cancellation or change is required. You will need to quote this reservation number when contacting us.

All prices include VAT where applicable at the current rate. Prices are per room per night. Prices do not include other costs that you choose to incur during your stay (unless otherwise stated). Prices quoted are correct (unless a pricing error occurs) only for the specific number of guests, dates, nights and rooms shown.
In the rare event that we are unable to accommodate you according to your reservation, you will be offered alternative accommodation and if there is a difference in price, you will be responsible for the difference in price. If the difference is less than the original value of your reservation, you will receive a refund of the difference.
Check-in times are specified in the booking confirmation. If you wish to check-in outside the specified times, you must confirm this directly with us. If you want to check in earlier than the staed time, you'll need to contact the hotel in advance to see if they can accommodate your request. The check-out time is also specified in the booking confirmation.
The total amount payable to confirm your booking is quoted on your booking confirmation and will be charged to your credit or debit card or PayPal account or any other type of payment offered at the time of booking or at check-in. Your card statement will show Us (or Our parent company or Our trade name if different) as the registered merchant. All additional goods and services purchased during your stay must be paid for in full directly with Us.
Except for death or injury caused by our negligence or fraudulent misrepresentation, our total liability to you is limited to the price of the reservation and in no event shall we be liable to you for any indirect or special damages.

We will not be liable for failure to provide the Services to the extent that the failure is caused by any factor beyond our reasonable control. You are liable for any damage or loss caused to us, including any damage to our property by your act, omission, negligence and/or malice.

You agree to indemnify us to repair or remedy any damage or loss. In addition, we reserve the right to terminate your reservation immediately without being liable for any refund or compensation should you engage in unacceptable behavior that causes disruption or inconvenience to our other guests.

You recognize the contagious nature of Coronavirus / COVID-19, or other similar pandemic viruses, (the "Virus") and that many other public health authorities recommend social distancing.

Although we have implemented preventative measures to reduce the spread of any virus, You acknowledge that we cannot guarantee that You will not be infected by the virus. You understand that the risk of being exposed to and/or infected by the virus may result from the actions, omissions or negligence of yourself and others, including, but not limited to, our staff and other guests and their families.

You voluntarily seek the accommodation services we offer and recognize that you are increasing your risk of exposure to the virus. You acknowledge that you must comply with all procedures set out to reduce the spread while staying with us.

You attest that:

* You are not experiencing any symptoms of illness such as cough, shortness of breath or difficulty breathing, fever, chills, repeated shaking with chills, muscle aches, headache, sore throat, or loss of taste or smell.

* You have not traveled internationally in the last 14 days.
* You have not traveled to a highly impacted area in the last 14 days.

* You do not believe that you have been exposed to someone with a suspected and/or confirmed case of the virus.

* You have not been diagnosed with the virus or have been deemed non- contagious by the local public health authority.

* You are following all recommended guidelines as much as possible and limiting your exposure to the virus.

You agree and release Us from liability and waive on behalf of You, Your heirs and any personal representatives, any and all causes of action, claims, demands, damages, costs, expenses, and compensation for injury or loss to You and/or Your property that may be caused by any act, or our failure to act, or that may arise in any way in connection with any services received from Us. You understand that this release releases Us from any liability or claim that You, Your heirs or any personal representatives may have against Us with respect to any bodily injury, illness, death, medical treatment, or property damage that may arise out of or in connection with any services received from Us. This waiver and release of liability extends to Us, together with all owners, partners and employees.


We will process the information you provide to us in accordance with relevant data protection legislation. Your personal data may be transferred to eviivo Limited (Registered Office 154 Pentonville Road, London, N1 9JE Company Number: 5002392) including, where appropriate, its subsidiaries outside the EU. By making a booking, you agree to the processing of information as described above and to the transfer of your information to our software provider: eviivo Limited.


  • Upon booking, the customer declares to be aware of and in agreement with the Reservation, Cancellation, and No-Show Policies presented here.

  • Check-in time is 2:00 pm. Check-in outside these hours must be consulted in advance.

  • Check-out must be done no later than 11:00 AM.

  • It is forbidden to carry out photo shoots, artistic productions, video

    recordings, or any other type of use of the image of the property or the

    company for commercial or personal purposes;

  • No animals of any species or size are allowed on the properties;

  • Parties must be consulted and authorized by the management in


  • It is not allowed to move furniture from any room in the property; if

    necessary, it must be requested to the team.

  • You are responsible for your personal belongings and valuables during your stay in all areas of the hotel. A safe is provided in the accommodation for safekeeping of valuables.

  • We are not responsible for accidents within the property due to the fault or malice of the guest.


The customer who wishes to make a change to his or her reservation, including a change of arrival or departure date, will be subject to accommodation availability and price policy in effect for the new chosen date. The change can be requested up to 30 (thirty) days after the confirmation of the reservation. Otherwise, the customer must cancel the reservation and make a new reservation.

Non-refundable reservations cannot be changed.

Reservations canceled up to 7 (seven) days after the reservation is made will receive a full refund.


The cancellation of the reservation when made after the right of withdrawal period will take place as follows:


The Cancellation of Reservation in the rate will not entitle to a refund in case of cancellation, even if the cancellation is requested due to illness or other personal and private impediment of the customer.


The cancellation of a reservation at a refundable rate may be requested up to 30 (thirty) days after confirmation of the reservation, in which case the entire amount will be refunded to the customer.

If a reservation is cancelled less than 30 days before the check-in date, there will be no refund, refund, or voucher.


No-shows without prior notice on the estimated arrival date will be considered "no-shows" (withdrawal without cancellation). The reservation will be cancelled

(with retention of 100% of the amount paid), THERE WILL BE NO REFUND OF THE PAID AMOUNT.


The desistance in the moment of the arrival or after the entrance in the Hotel, as well as the anticipated exit for any reason, WILL NOT GIVE RIGHT TO ANY KIND OF RESTITUTION, REFUND IN CASH OR CREDIT for future use, resulting in the total loss of the amount paid for the package or daily rate.


Group bookings are those with reservations for 2 or more suites.

Group bookings can be canceled free of charge (no fines or fees) as long as they are made 90 (ninety) days before the date of arrival.

Cancellations between 89 and 31 days will be charged a fine of 50% of the booking price.

Cancellation of group bookings outside the above time limits will not entitle you to any kind of refund, cash reimbursement or credit for future use.


For all new reservations made on or after July 31, 2020, we will no longer apply the Force Majeure conditions for guests who wish to cancel or modify their reservation due to the current outbreak of COVID-19. These reservations will be treated as any standard reservation in accordance with our policies and procedures.


Reservations made through partner sites, third parties and intermediaries, cancellation or changes must be requested directly with them. KA BRU will not cancel or change reservations made on partner sites, third parties and intermediaries.


  • The voucher will be issued with a validity of 12 (twelve) months.

  • It can only be used at the same property as the cancelled or changed


  • The credit will be used exclusively for compensation in accommodations,

    not being possible to use it for consumption at the restaurant or other


  • It cannot be exchanged for cash or another product.

  • The voucher is generated with the value of the credit and not in amounts

    of days, and new reservations will be made with the pricing policy applied at the time of booking. If there is a difference in value, the customer must make payment.

  • The credit cannot be used on promotions and special dates, holidays, or commemorative dates.

  • Once the voucher is used, it cannot be modified, altered, or canceled.

  • The voucher is personal and non-transferable.

    In case of cancellation or changes to reservations, the refund or voucher issued will be deducted from the booked amount the intermediation fees of the partners, if they do not refund the amounts.
